Commercial Car Park Resurfacing — Built for Facilities Managers
If you manage a retail car park, an office building, an industrial unit, a healthcare site or a private estate, a failing asphalt surface is more than a cosmetic problem. It's a public liability exposure every time a customer trips on a kerb-edge pothole. It's a fleet maintenance cost every time a delivery vehicle takes a hit on a sunken manhole. It's a signal to your tenants, your visitors and your insurer that the site isn't being maintained.
That's what resurfacing solves. We strip the failed wearing course, assess the sub-base underneath, lay a new binder course where required, and finish with a specified wearing course — often hot-rolled asphalt for light-use commercial, or a heavy-duty dense asphalt for industrial yards and heavily-trafficked car parks. At completion, you've got a surface that should outlast the next 15-20 years of wear.
This page is written for facilities managers, estate managers, site managers, commercial property owners and council procurement officers. The residential angle is at the bottom of the page — because for homeowners, most of what you need is on our tarmacing page instead.
Types of Resurfacing We Deliver

Commercial Car Park Resurfacing
The core of our resurfacing work. Retail car parks, office car parks, supermarket parking, industrial estate parking, healthcare sites, leisure and hospitality sites. Projects run from single-bay patches through partial resurface to full car park replacement. We phase the work so trading stays open where possible — resurfacing bays in sections and returning them to use before the next phase starts. Line marking, bay numbering, disabled bays, directional arrows and pedestrian crossings all reinstated as part of the same visit.

Carriageway & Private Road Resurfacing
Unadopted roads, private estate roads, residents' association roads, gated community access, farm tracks and commercial site roads. We handle the full lifecycle: existing surface strip, sub-base assessment, localised repair where the sub-base has failed, new binder and wearing course, ironwork raising for every manhole and drain, and white-line or edge-line reinstatement where specified. Ideal scope where a private road is past the slurry sealing stage and a full replacement is the economic answer.

Private Driveway Resurfacing
For larger residential driveways where a full resurface is the right answer rather than repair. We strip the failed tarmac, assess the sub-base, re-lay hot-rolled asphalt and compact it flush. Where a homeowner asks about resurface vs replace vs repair, we give an honest answer on site — sometimes the driveway is a tarmacing overlay job instead.

Industrial Yard & Access Road Resurfacing
Heavy-duty asphalt for yards, loading bays, HGV access roads, fuel station forecourts and warehouse service roads. Higher-spec binder and wearing course because the traffic loading is significantly above standard car park use. Ground excavation and sub-base rebuild included where the site has settled or failed under load.
Why Resurface (Rather Than Keep Patching)
Public liability exposure cut
A resurfaced car park is a documented capital investment that cuts trip-hazard claims at source.
Operating continuity
We phase the work so the site keeps trading — critical for retail and hospitality operators.
Kerb appeal restored
A fresh black surface signals that the site is maintained — matters for retail, healthcare and office tenants.
15-20 year surface life
A proper resurface with the right binder and wearing course should last well beyond 15 years with routine preservation.
Phased site access
Single-day critical zones, overnight work where needed, weekend work where the tenant spec requires it. We work to your programme.
Ironwork and line marking bundled
Ironwork raising and white-line reinstatement happen in the same visit. You do not coordinate three contractors.
Our Car Park Resurfacing Process
Free car park survey
We walk the site with you, measure the area, assess the existing surface and sub-base condition, log every cover and gully, and write a spec that matches the intended use and budget.
Existing surface strip and prep
The failed wearing course is planed off (or broken out where required). Edges saw-cut to sound material. All debris and dust swept and pressure-washed.
Sub-base assessment
Where the sub-base is sound, the strip goes straight to binder course. Where settlement or failure is evident, we excavate and rebuild the sub-base before going up.
Binder course
Where the spec calls for a binder course (most commercial and carriageway work), dense asphalt binder is laid and compacted to provide the structural layer.
Wearing course
The final hot-rolled asphalt or dense asphalt wearing course is laid, compacted and edge-sealed. Typically 40-50mm depending on spec.
Ironwork raising and line marking
All manhole covers, drain gullies and utility boxes brought flush to the new level. White lining, bay numbering, disabled bays, directional arrows — all reinstated or upgraded per spec.

Why Paddway Roadworks for Commercial Resurfacing
17 years on the tools
Jamie Robinson has been laying asphalt surfaces since he was 20. That's 17 years of knowing what binder spec to use for which loading, what fails first, and what prevents it. Paddway Roadworks Ltd is the formal trading entity for that work — Companies House 16981469.
Private and commercial under one roof
Residential driveway contractors don't carry the kit or the scale for car park work. National commercial contractors don't flex to the smaller site. We do both — from a 150m² driveway to a 3,000m² commercial car park.
Phased programme delivery
We write the programme to keep your site trading. Out-of-hours work, weekend work, phased bay release — we plan it with you, not at you.
One team, one contract
Resurfacing, ironwork raising, line marking, slurry sealing follow-up — all in-house. You sign one contract.
Owner on every job
Jamie is on site, not in an office. Decisions happen on the ground.

Car Park Resurfacing Pricing Guidance
Commercial resurfacing is normally priced per m² with a mobilisation charge. The per-m² rate varies widely because the job varies widely — a straight overlay on a sound sub-base is a different job to a full excavation and rebuild. What moves the price:
- Site area. Larger sites carry a lower per-m² rate because mobilisation is spread across more area.
- Existing surface condition. A sound sub-base with a failed wearing course is a strip-and-overlay job. A failed sub-base requires excavation and rebuild — materially more work.
- Binder and wearing course spec. Hot-rolled asphalt for light-use commercial, dense asphalt for heavy-use industrial, stone mastic asphalt for carriageway — each at a different material cost.
- Ironwork scope. How many manhole covers, drain gullies and utility boxes need raising to the new level. Bundled pricing cheaper than a standalone ironwork raising visit.
- Line marking reinstatement. Number of bays, specialist markings (disabled, EV, loading), directional arrows — priced per item.
- Access. Can hot-lay plant reach the site, or is material delivery restricted? Any out-of-hours requirement for trading sites?
- Mobilisation. Named towns within our 14-town footprint carry the standard mobilisation charge. Edge-of-radius jobs priced on location.
- Programme premium. Out-of-hours, weekend and overnight work carries a programme premium where the trading spec requires it.
