What Slurry Sealing Does (and Why It Sits Before Resurfacing)
If you're a facilities manager, estate manager or commercial property owner staring at a tired-looking car park, the first question isn't "how much to resurface?" — it's "do we need to resurface yet?"
Slurry sealing is a surface preservation treatment. A thin emulsion of bitumen, aggregate and fillers is spread across an existing asphalt surface, filling hairline cracks, restoring the black finish, and sealing the surface against water ingress. It's the step that extends the life of your car park by 5-7 years before you need to commit to a full resurface.
For every £1 spent on slurry sealing at the right time, you defer a much bigger resurfacing bill. That's why preservation sits above replacement in every rational highways maintenance plan — and why we built this as a standalone service, not a bolt-on.
Types of Slurry Sealing We Handle
Commercial Car Park Slurry Seal
The core of our slurry sealing work. Retail car parks, office car parks, industrial estate surfaces, healthcare and leisure sites. We phase the work so the site stays partially open where possible — sealing bays in sections and returning them to traffic once cured.
Private Road Slurry Seal
Unadopted roads, residents' association roads, estate access, gated community roads and farm tracks. When a private road is halfway through its asphalt life, a slurry seal defers the resurfacing cost and returns a clean, uniform black finish residents can see immediately.

Driveway Slurry Seal
Less common, but available for larger residential driveways or shared access where homeowners want to preserve the existing surface rather than replace it. Best suited to drives over 100m² where the preservation economics make sense.

Our Slurry Sealing Process

Site survey
We walk the site, measure the area, log existing defects, check drainage, and identify any crack repair or ironwork adjustment needed before sealing. Written quote follows.
Surface clean
The surface is swept and pressure-washed. Loose aggregate, oil spots, organic debris — all removed. Clean substrate is non-negotiable.
Crack fill and pre-patch
Hairline cracks are filled with bitumen sealant. Any localised structural failures (potholes, delamination) get patched with hot-rolled asphalt before the slurry goes on.
Slurry application
The slurry mix is applied by specialist spreader box or squeegee in one or two passes depending on surface condition and specification. Even coverage, no pooling, clean edges.
Cure and line mark
The surface is left to cure (typically 2-6 hours depending on weather). Once cured, line markings and bay numbers can be re-applied — often as part of the same visit.

Slurry sealing is normally priced per m² with a minimum mobilisation charge. What moves the price:
Total area — larger sites get better per-m² rates because the mobilisation cost is spread further.
Crack repair and pre-patching scope — a surface that needs significant localised patching before sealing costs more than a clean application.
Line marking reinstatement — bay numbers, directional arrows, disabled bays — all priced per item.
Access and phasing — can we work during business hours, or is out-of-hours sealing required to keep the site open?
Location — towns near our Retford base carry a lower mobilisation charge than edge-of-radius jobs.
